Q3 2021 Review

Many of us agents continue to receive calls from homeowners asking if they should sell now or letting us know if they can get a certain price, they would sell. And if they do sell, then maybe they’ll just rent and wait until the prices stabilize or come down.

Because I consider myself a planner, I took this question to one of my trusted financial advisors who confirmed my suspicion. This decision should not be made in the vacuum of this market. We all recognize that these prices are unprecedented, but the decision to sell really should take into consideration your long term visions and plans. It is a complex evaluation that hinges on various factors, and only your financial advisor is properly poised to advise you on this. And if you and your team do decide that purchasing now rather than later is sensible, it will be imperative that we work together to create a strategic plan for buying in this market.

As the data shows, inventory is at historically low levels which means there is fierce competition for those few homes and condos, making it difficult for most buyers to purchase a home. And while this is a fact, I continue to discover that this is not the truth. In my experience with my clients, the right home always exists for the ready, willing and able buyer!

The key is clarity, planning and preparation. When these three are in place, the right home not only appears but it can be acquired! This is the magic formula, and it serves as a magnet to attract the right home to you.

For example, I recently closed escrow on a home for a client with a loan where we were the accepted offer in a multiple offer situation competing against other cash offers …and this happened not just once but twice! The first deal fell apart because of the condition of the home. The paint job the sellers did camouflaged a lot of dry rot and the airplane noise ended up being a bigger problem than was initially disclosed. Thankfully, the home we did close on was the one they really wanted!

Again, with proper visioning and planning and the right team of advisors, all right things are possible!
