Once those preparations are out of the way and a comprehensive plan has been created, it is time to find the right property for you.

Take a Tour.

Your Realtor will now take the time to educate you about the various neighborhoods, complexes, subdivisions…and micro-climates. This will give you a good feel for how it would feel to own property in that area and a starting sense of the properties available in those areas.

Take a Look and Be Informed.

Once you have narrowed down your areas of interest, your Realtor will make appointments to show you the homes that best fit your search criteria. Looking at homes with your Realtor serves multiple purposes. First, it will help your Realtor better understand what you like and don’t’ like based on your feedback.  Second, it will also help you more clearly define your non-negotiable or “must have” items. And third, you will come to a deeper understanding about the market and the value of comparable properties.  Knowledge is power, and the more you know, the better choices you will make.  Depending on your schedule, you may even consider looking at homes that do not fit your criteria  for the purpose of comparing and contrasting values and using this as an opportunity to educate yourself on the market.

Time to Buy.

Once you have chosen the property you want to purchase, ask your Realtor to generate a Comparative Market Analysis on that property. Understanding which properties have recently sold in the neighborhood and for how much, will support your confidence in naming the price you want to offer.  In addition, a truly hands-on Realtor will inquire not only about your goals and objectives, but about the goals and objectives of the seller.  Approaching negotations from a win-win perspective increases the chances for a successful outcome both parties can feel good about. Going into an escrow with positive feelings on both sides can go a long way in supporting subsequent negotiations which may arise during escrow.
